★ ★ ★ ★ ★ حي البيان شرق الرياض شرق محطة جرش اهل الرياض لايعرفونه وهو حي من احياء الرياض لايوجد خدمات الماء صهاريج الكهرباء باقي النظام القديم اعمده لايوجد كهرباء ارضي الدخول والخروج الى الحي طرق بريه لم يصل لها الاسفلت الكهرباء ينقطع عليك في اليوم عشر مرات لايوجد غير محلات السباكه ومكاتب العقار والفوالين مدارس لايوجد مستوصفات لايوجد جميع مقومات الحياه لاتوجد لاانصح السكن فيه وسعر متر الارض فوق الالفين
Al-Bayan district, east of Riyadh, east of Jerash station, the people of Riyadh do not know it. Al-Fawaleen, schools, there are no clinics, there are not all the necessities of life, they are not found, I do not advise living in it, and the price of a square meter of land is above two thousand

★ ★ ★ ★ ★ -حي جديد شرق الرياض سوف اذكر المميزات ثم النواقص.
-الحي مرتفع وشوارعه وسيعه.
-يوجد بالحي حالياً 3 جوامع وعدد من المصليات منتشرة في الحي وجامعين تحت الانشاء.
- وجود مركز إسعاف.
- يوجد بالحي أكثر من سوق مركز وعدد من المحلات لجميع أنواع الخدمات (حلاق،سباكة وكهرباء، مغاسل ومنها مغاسل الجبر، حلويات، مطاحن، خدمة طالب،محامص..وغيرها.
-الكهرباء تقريياً أصبحت أرضية.
-تزايد عدد السكان بشكل معقول والحي هادئ وبعيد عن الضجيج والزحام.
- يوجد مجمع جديد ( اسكواير البيان).
-توجد مشاريع ضخمة شرق الحي وملاصقة له(العقارية بارك،المستقبل،ذاچروف،ومشروع لشركة كنان).
-توجد مدرسة أهلية ابتدائية وروضة أطفال.
-نواقص الحي:
- عدم وجود شقق لتمليك، المتوفر فقط فلل أو أراضي.
- وجود استراحات للعزاب.
- تأخر وزارة النقل في تنفيذ مخرج على طريق الدمام مباشرة.
- التأخر في توصيل المياه والصرف الصحي.
- رصف وإنارة الشوارع.
-ضعف شبكة الجوال والانترنت.
-عدم وجود حدائق.
-عدم وجود مرافق عامة مثل المدارس والمستشفيات.
- يوجد مبنى حكومي ضخم في بداية الحي مهمل ولم يستغل لخدمة الحي.
الحي يحتاج مزيد من الاهتمام والمطالبة بالخدمات ويصبح من أفضل الأحياء
A new neighborhood, east of Riyadh, I will mention the advantages and then the shortcomings.
The neighborhood is high and its streets are wide.
There are currently 3 mosques in the neighborhood, a number of chapels scattered throughout the neighborhood, and two mosques under construction.
Presence of an ambulance.
- There is more than one central market in the neighborhood and a number of shops for all kinds of services (barber, plumbing and electricity, laundries, including algebra laundries, sweets, mills, student service, toasters...and others.
The electricity is almost grounded.
The population is reasonably growing, and the neighborhood is quiet and far from noise and crowding.
There is a new complex (Al Bayan Square).
There are huge projects to the east of the neighborhood and adjacent to it (Al Akaria Park, Al Mostakbal, The Grove, and a project for Kinan Company).
There is an elementary school and a kindergarten.
Neighborhood shortcomings:
- There are no apartments to own, only villas or lands are available.
- There are breaks for bachelors.
- The delay of the Ministry of Transport in implementing an exit on Dammam Road directly.
Delayed delivery of water and sanitation.
- Paving and street lighting.
Weak mobile network and internet.
No gardens.
Lack of public facilities such as schools and hospitals.
- There is a huge government building at the beginning of the neighborhood that is neglected and was not used to serve the neighborhood.
The neighborhood needs more attention and demand for services and becomes one of the best neighborhoods
