★ ★ ★ ★ ★ It's probably the best compound in Riyadh for a number of reasons, but not the right one for us. It's very large (double the size of other compounds), with excellent facilities (indoor running track and pool, high spec gym, etc.) and the American school on site. However, you pay for the privilege; it's significantly more expensive than the alternatives. The houses are new and high spec, but felt a little on the small side and darker than others we've seen. Overall, it has to be right for you; it wasn't for us, but that doesn't take away from the fact this is a great compound. Very friendly and helpful sales staff as well. Would recommend a visit when shopping around for housing in Riyadh.

★ ★ ★ ★ ★ Cons first: showerheads are horrible weak; at least one of the staff at reception totaly doesnt care if you wake up nosebleeding because of dehydration with the sentence: "you are the first who complains" we are 8 ppl here with 5 having serious dehydration problems.
Besides that the staff is extremely friendly and rooms are very clean.

★ ★ ★ ★ ★ Very friendly staff. Room service, housekeeping, front desk, and all staff I interacted with over two weeks are exceptionally friendly and service oriented.
Turki, a gentleman who man's the front desk, is a great host.
The hotel restaurant is great in all ways except service can be slow.
Laundry was done well and promptly.
Prices are on the higher end, but it's worth it.
Room service food delivery is very prompt.
The rooms are roughly with 4 star accommodations and are clean.
They are fit with a king bed, mini fridge, desk, TV, and more. The little details are what make it ~4 stars.
